Whether buying or selling a home, unit or land, the process involves the preparation, execution and lodgement of a number of legal documents.
We will work with you to ensure you understand your legal rights and obligations each step of the way and are always available for any questions you may have.
We will liaise with your Real Estate Agent and can also assist with Form 1 preparation and private contracts where required.
We are licensed and insured to carry out conveyancing work across Adelaide and throughout South Australia.
Vendor – how we work for you
Every conveyance is different, however at a minimum our services include (but are not limited to) the below.
- Checking over the Contract and Form 1
- Preparing and sending out your Client Authorisation forms
- Completing your Verification of Identity (VOI)
- Liaising with your lender if there is a mortgage registered on title
- Ordering necessary government and statutory searches
- Ensuring conditions within the Contract are satisfied
- Preparing your settlement statement
- Attending to settlement on your behalf
- Notifying you and the Real Estate Agent once settlement is completed
- Notifying relevant parties of the change of ownership
Our team will take care of everything from checking over the Contract and Form 1, to preparing and sending out your Client Authorisation forms, and completing your Verification of Identity (VOI). We will also liaise with your lender if there is a mortgage registered on title, and ensure all necessary government and statutory searches are ordered to obtain current rates and taxes due on the property.
Our team will calculate the adjustment of rates and taxes, advise the Purchasers representative, and prepare your settlement statement, which details all applicable costs, deposits, fees and charges relating to the sale. We will attend to settlement on your behalf, including certifying the transfer and lodgement with the Lands Titles Office via PEXA or in person as required. Once settlement is completed, we will notify you and the Real Estate Agent, as well as relevant parties of the change of ownership, including SA Water, Council, Revenue SA and strata/property managers if applicable.

Purchaser – how we work for you

- Arranging payment of Stamp Duty to Revenue SA
- Notifying you and the Real Estate Agent once settlement is completed
- Notifying relevant parties of the change of ownership
We offer a range of services for Purchasers, including checking over the Contract and Form 1, preparing and sending out your Client Authorisation forms, and completing your Verification of Identity (VOI). Our team will also liaise with your broker or lender if you are obtaining finance for your purchase and ensure all parties to the transaction are working together towards settlement.
We will order any necessary government and statutory searches to obtain current rates and taxes due on the property, and ensure any conditions within the Contract are satisfied by the due dates. Our team will prepare your settlement statement outlining all applicable costs, deposits, fees and charges relating to your purchase, including stamp duty and registration fees, the adjustment of rates and taxes, the loan amount available from your lender and any funds you are required to contribute.
We will attend to settlement on your behalf, including certifying the transfer and lodgement with the Lands Titles Office via PEXA or in person as required, and arrange payment of Stamp Duty to Revenue SA.
